Work-as-executed, as-built and final surveys
A work-as-executed or final survey measures completed construction and records the location, dimensions or levels required by a certifier, council, engineer, architect or other project consultant. It provides measured information about what was built rather than relying only on the design drawings.

What may be surveyed
- Completed buildings, additions and structures.
- Floor, ridge, gutter or other nominated building levels.
- Stormwater drainage and on-site detention components.
- Road, kerb, drainage, services and civil infrastructure.
- Setbacks or clearances relative to relevant boundaries.
- Retaining walls, finished surfaces and other required works.
Confirm the required deliverable first
“Final survey” can mean different things to different councils, certifiers and consultants. Before requesting the work, obtain the written condition, checklist, approved plan or consultant brief that identifies exactly what must be measured and how it must be presented.
Where underground pipes or services must be documented, arrange the survey before they are covered. Once work is concealed, the required information may no longer be directly measurable.

Is a final survey always required for an occupation certificate?
Requirements vary with the approval, certifier, council and project. Check the conditions and obtain written instructions before booking so the necessary items are included.
When should drainage be surveyed?
Any item that will be buried or concealed should be surveyed while it remains safely accessible and visible. Coordinate the timing with the builder, plumber, engineer and surveyor.
Can you compare the completed work with the design?
Where comparison is required, supply the current approved design files and the written tolerance or reporting requirements. The quotation can then identify the appropriate scope.
