Professional boundary surveys

A boundary survey investigates the legal and survey evidence used to determine the position of a property boundary. It is more than measuring from a fence or placing a peg where a title plan appears to show a corner. Existing survey marks, registered plans, occupations, title information and other relevant evidence may all need to be considered.

When you may need a boundary survey

  • Before constructing a house, duplex, granny flat, addition or retaining wall near a boundary.
  • Before installing or replacing a boundary fence.
  • When a fence, wall, building or other improvement may not align with the title boundary.
  • Before purchasing, selling, subdividing or developing land.
  • When your architect, builder, certifier, council or solicitor requires reliable boundary information.

What the survey process may involve

The scope depends on the property and intended use. Work can include obtaining and reviewing title and survey records, searching for existing survey marks, completing field measurements, assessing visible occupations and calculating the boundary position. The agreed boundary marks, sketch, plan or report are then prepared according to the quotation.

Fences are useful physical evidence but are not automatically the legal boundary. Older neighbourhoods, missing marks, disturbed land, irregular parcels and conflicting occupations may require additional investigation.

Information to provide for a quote

Send the property address, the boundaries you need investigated or marked, the reason for the survey, relevant building or fencing plans and your required timeframe. Let us know about locked gates, dogs, tenants, heavy vegetation or other access constraints.

Boundary survey FAQs

Is my fence definitely on the boundary?

Not necessarily. Fences can be offset, replaced in a different position or constructed without a boundary survey. A professional survey is required when reliable boundary definition is needed.

Can you mark only one side of the property?

Sometimes the requested deliverable can focus on a particular boundary, but the surveyor may still need to investigate evidence beyond that side to calculate a reliable position. The property and available evidence determine the necessary scope.

Is boundary marking the same as an identification survey?

No. Boundary marking focuses on defining or marking boundary positions. An identification survey generally documents existing structures, fences and improvements in relation to the title boundaries. We can advise which service suits the intended use.
