Identification Survey

Professional land surveying for homeowners, builders, architects and developers across Wollongong and the Illawarra.

Identification surveys for property decisions

An identification survey records the relationship between the title boundaries and visible improvements such as buildings, fences, walls and other structures. It can help purchasers, owners, lenders, solicitors and development professionals understand how the property appears to occupy the land described in the title.

AIM Surveying provides identification surveys for property transactions, refinancing, development investigations and other title-related requirements across Wollongong, the wider Illawarra and all of our service areas.

What an identification survey can help show

  • The position of buildings and other visible improvements relative to title boundaries.
  • The apparent relationship between fences or walls and calculated boundary positions.
  • Potential encroachments or occupation issues visible at the time of survey.
  • Relevant easements, restrictions or title matters included within the agreed scope.
  • Survey information required by a purchaser, lender or solicitor.

Identification survey versus boundary marking

These services are related but they are not interchangeable. An identification survey primarily documents existing improvements in relation to title boundaries. A boundary marking survey is directed toward locating or reinstating boundary positions on the ground. If you need physical marks for fencing or construction, explain that when requesting the quote.

Information needed for your quote

Provide the property address, the purpose of the survey, any lender or solicitor instructions and the required date. If the survey supports a settlement, refinancing or legal matter, send the relevant written requirements so the deliverable can be scoped correctly.

Identification survey FAQs

Should I obtain an identification survey before buying?

Whether it is appropriate depends on the property, transaction and advice from your solicitor or conveyancer. It can provide useful information about structures, fences and visible improvements relative to the title boundaries.

Will the survey resolve a neighbour dispute?

The survey can provide professional boundary and occupation information, but legal rights and disputes should be discussed with a suitably qualified legal adviser.

Does the survey include hidden underground services?

Not unless expressly included. Visible survey features and title information differ from underground utility locating. Tell us exactly what your project team requires.
